The Spotlight System™ · For San Diego sellers

Your home deserves a launch, not just a listing.

The Spotlight System™ is how I sell San Diego homes. On launch day your home goes in front of my audience of about 250,000 local people a month, then I turn it into a custom neighborhood event so people start talking. Start with your Net Number, or book a 20 minute call. I'm Jared Harman.

The problem

Why do most listings go quiet after week one?

It's usually not the price. It's that nobody outside the MLS ever saw it.

A sign goes in the yard, the listing goes live, and then it waits. For about a week buyers are paying attention, because the home is new. After that, it's one more listing in a feed of thousands.

The fix isn't a better sign. It's making sure the right people see your home while it's still new, not after it has gone stale.

Try it

How is your zip moving right now?

Pick your zip from the list. Most of my work is in central San Diego, but I take listings across the county, and every number here links to its official San Diego MLS report.

Show numbers for

Outside these zips? I still want to hear about it. I take listings across San Diego County, and I'll pull your zip's numbers myself when I put together your Net Number.

January through August 2026, compared with the same months of 2025. San Diego MLS via GSDAR. Small zips swing on a handful of sales.

The launch

Why does every listing I take become a neighborhood event?

Because people talking is what sells houses.

My media gets your home seen. Word of mouth gets it sold. So every listing I take turns into a whole neighborhood event, custom built for that home.

A coffee cart, a taco truck, whatever fits the house and the block. The point is getting people out, through the door, and talking.

That's the part nobody sees. Neighbors tell friends, friends tell coworkers, and your home is being talked about behind the scenes before anyone books a showing. When people are talking, it spreads like wildfire, and you want that on your side.

How a launch comes together

  1. Built around your home. No off-the-shelf open house. The event fits the house, the block, and the people most likely to fall for it.
  2. Agents first. A broker's open for early feedback from the agents who have buyers right now.
  3. Then the neighborhood. Neighbors get invited, so the people who already know the block best are the ones talking it up.
  4. Then everyone else. The event gets filmed and goes out to my audience of about 250,000 local people a month, so the buzz travels well past the block.

Side by side

What does your listing get that a standard listing doesn't?

Here is the baseline every listing gets, next to what yours gets with me.

What's inside

What is The Spotlight System?

Everything I do to get your home in front of real buyers before it ever feels old.

  1. Aerial view of a neighborhood park with walking paths and a pool

    Launch-day reach

The day your home goes live, it goes in front of my audience of about 250,000 local people a month. That's what creates early competition, not a price cut three weeks in.

  2. Open living room with a linear fireplace, clerestory windows and sliding doors

    A real content package

A longform walkthrough on YouTube, short cuts for Reels and TikTok, and static posts, timed to launch day. Not a photographer who leaves after twenty minutes.

  3. Rooftop deck with lounge seating and string lights over a city skyline

    eXp Luxury marketing

Luxury listings also go through the eXp Luxury Division's marketing and international syndication. Earned media is never guaranteed. This is distribution and exposure, not a promised editorial feature.

  4. Enclosed patio with outdoor seating and a pink sunset sky

    The Perfect Launch

A broker's open for early agent feedback, then a neighborhood event built around your home. More on that above.

  5. Living room with a dark teal accent wall, a green sofa and a large window

    A weekly update

Showings, feedback, and what's happening next, on a schedule. You should never have to wonder what's going on with your own listing.

  6. Craftsman living room with a fireplace, built-in cabinets, wood trim and a tan sofa

    I attend showings personally

On the rare occasion I can't, it's someone I've trained myself. The person walking buyers through your home is never seeing it for the first time.

FAQ

Questions people ask before they list

Why should I hire you instead of another listing agent?

Ask every agent you interview for their number. Mine: my San Diego content averages more than 250,000 local views a month, built with no ad spend. I attend showings personally, you get a weekly update, and you can cancel any time with no penalty. Then compare.

What kind of launch event will my home get?

One built for your home and your block. It might be a coffee cart, a taco truck, or something else entirely. We plan it together, and the goal is always the same: get people through the door and talking.

Does the Net Number cost me anything?

No. It's a free, personally researched estimate of what you'd actually walk away with. There's no obligation to list with me, or to list at all, afterward.

Do I have to be ready to sell right now?

No. Plenty of sellers start six or twelve months out. Getting your Net Number now costs nothing and gives you a real baseline to plan around.

Does my home qualify for eXp Luxury?

Luxury listings qualify for eXp Luxury's marketing, and I'll tell you on the call whether yours does. Everything else, the reach, the content package, the neighborhood launch and the weekly updates, applies at any price point.

What areas do you cover?

My focus is the San Diego metro: North Park, Normal Heights, South Park, Bankers Hill, University Heights, Mission Hills, Golden Hill, Kensington, Talmadge, Hillcrest, Point Loma, Ocean Beach, Pacific Beach, and Chula Vista. I take listings across San Diego County too, so if your home is somewhere else, let's still talk.

What happens on the call?

Twenty minutes. You tell me about your home and your timeline. I tell you honestly what The Spotlight System would look like for it, and what I think it would net you.

Ready?

Ready for a real launch?

One short call. Tell me about your home, and I'll tell you exactly how it gets in front of the right people.
