What is North Park actually like to buy in?
North Park, San Diego has a laid back reputation, but day to day life here moves fast, between the traffic, the parking and the new places that keep opening. What do people get wrong about North Park before they buy?
That it's mellow. From the outside North Park reads as laid back, and the vibe mostly is. The pace is a different story. Between the traffic, new businesses that pull a crowd, and parking that runs out, life here moves quickly.
I can't point to one reason. It's all of it at once. I live in North Park and I love it. I just want buyers to walk in knowing it's lively.
What do homes cost in North Park right now?
Through August 2026, the median detached house in the 92104 zip sold for $1,125,000, down 5.9% from the same months of 2025. The median condo or townhome sold for $555,000, down 9.8%. Data: San Diego MLS via GSDAR, thru August 2026.
That is 91 house sales and 77 condo sales year to date. Houses took a median of 26 days to sell. Data: San Diego MLS via GSDAR, thru August 2026.
One caveat. The 92104 zip also covers part of University Heights, so these are zip figures, not North Park alone. Medians do not account for seller concessions.
Which North Park streets would I show you first?
Three of them, all south of University Avenue: Villa Terrace, 29th Street and 31st Street.
Villa Terrace sits right across from Morley Field. It's a small, calm street, walkable to the park and to Balboa Tennis Club, where I coached for five years before real estate. You're close to the shops, just not on top of them.
29th Street is just as calm and a lot more walkable to the businesses.
31st Street is probably my favorite. It's a bit further east, still very walkable, and it runs next to Altadena, a small historic pocket around 32nd and Thorn with a strip of owner-run shops. On the first Sunday of December, Thorn Street hosts SoNo Fest & Chili Cook-Off, a street fair with a chili competition and local vendors.
Who is North Park not a fit for?
Someone who wants a very private, homebody pace. North Park is a great place to live, but for the money there are calmer options in central San Diego.
If you want more calm and don't mind being a little further out, I'd look at Talmadge or La Mesa. Which one fits depends on what you're after, so tour both before deciding.
What does this mean if you are buying in North Park?
Condos are where I'd expect negotiating room, since that median has dropped harder than the house median this year.
